Pet Policies
Due to a recent Kentucky Supreme Court Ruling (Benningfield v. Zinsmeister, --- S.W.3d ---, 2009-SC-000660-DG (6/25/12)) it is no longer possible to allow larger pets like dogs and cats, at least for the time being, even with additional deposit or fees. Even though the language below contemplates dogs and cats, we're no longer making such approvals. The policies concerning allowing other types of pets are still in effect:

Animals, birds or pets of any kind shall not be permitted on or in the Premises at any time (including watching pets for others) unless (1) the prior written approval of Management has been obtained in the form of a signed Pet Agreement and (2) corresponding additional deposit is paid, the deposit being the equivalent of one-half of a month's base rent per pet, maximum of two pets, and (3) proof of licensure and shots provided. Fish or small non-poisonous aquatic/amphibious animals, such as turtles, which are kept at all times in reasonably-sized and maintained aquariums are excepted from this requirement, to a maximum of two (2) fifteen-gallon aquariums. Small mammals, such as hamsters, which are kept in reasonably-sized and maintained aquariums or cages, may be excepted from a fee in reasonable numbers, but only upon written permission of Management. Dogs and cats of any size or breed are never excepted from the additional deposits and Pet Fees, and the following dog breeds (down to one-quarter mix) are never allowed on the Premises and will not be approved by management: Pit Bull (American Pit Bull Terrier, American Staffordshire Terrier and Staffordshire Bull Terrier) Rotweiller, Chow Chow, Doberman Pinscher, and Wolf-mix, (except upon written certification by competent authority as required for aid to the handicapped, such as a seeing-eye dog, and the additional deposits, fees, rent, papers and proofs described herein paid and provided). Cats that have not been spayed or neutered have an additional pet fee (non-refundable) of $50. There is a monthly pet fee of $10.00 per pet which will be added to the base rent per pet. If a pet is found in the Residence in violation of this agreement, there is a $300.00 penalty fee per animal, in addition to the monthly pet fees which should have been paid (and it will be agreed that the violation period for this figure will be from the beginning of the agreement) and if proof is not provided within forty-eight (48) hours of notice by Management of the pet violation that the pet has been removed, Management may give 7-day notice due to material breach of this Agreement, unless Management agrees in writing to allow the pet, and the $300.00 penalty fee and applicable additional deposits, fees, rent, papers and proofs described in this section are paid and provided. If, upon Resident's vacating, Management finds evidence that pets were occupying the Premises without approval, then the monthly pet fees, the $300.00 pet penalty, and the amounts which should have been paid as additional deposits are due from Resident in addition to any damage done by the pets. The amounts which should have been paid as additional deposits shall be liquidated damages.
